Interesting...for being a "double-wide on steroids" it sure has won alot of awards and publicity for being a beautiful piece of architecture. Out of curiousity, Realist, how many publications has your house been in?

Part of the problem with the Rosedale house is it was built on a lot that's technically too small to build on - there's not enough room for a standard house with the required five feet of easement on either side.

So the Rosedale house is REALLY skinny - looks more like a double-wide on steroids than a normal house. I just don't see them selling it unless they drastically reduce the price.

I just read the full version of this story in the Pitch, and Ms. Szczepanski makes significant mention of the price risk they took in building the Rosedale house.

The new one apparently is being sold for $180,000, which would make it "affordable" to someone earning 80% of the area income.

Really?

The median household - not per capita, HOUSEHOLD - income in the 66102 zip code is $28,143.

Just who, exactly, is going to make the $1200 mortgage/insurance/tax payment instead of buying the $50k homes that make up the rest of the block?

This one does have a chance, but only because someone who is really, really devoted to living green might take a flyer on it. But their resale opportunities are going to be limited, unfortunately.

My wife and I live next door to the Rosedale house. JJS nailed it - you don't build a house worth at least three times what any other house on the block would go for if you want to sell it and make money.

At one point, my wife looked it up on the realtor's website and discovered it was losing value each and every month.

Great program, great project. Now they just need to figure out how to match the home's cost to the neighborhood.

This one over in Rosedale has been on the market for over a year, and is the first LEED Platinum home in KS (I think).
